Certificate of property ownership
The only valid instrument that confirms the ownership of the property is the "Title Deed" (TAPU) (property ownership certificate) from Turkey Cadastral Office, which means this document gives a timeless and absolute freehold property to the new owner. After the end of the sale process, this right cannot be challenged to anyone, including in court.
The Title Deed (TAPU) includes the full names and photos of the title deed owners and detailed information about the property. All title deeds must be sealed and signed by the Cadastre Office. The photos are certified with official seal and signature.

Procedure for property ownership;


1. Signing the sales contract
The contract is between the seller and the buyer of the property. The contract must be drafted in two languages: Buyers origan language and Turkish. 
 The contract includes all the data in the transaction, including the property (construction type, cadastral number, area, layout, technical information related to the building, etc.), the obligations of the Parties, payment terms and conditions of the transaction.

2. Obtaining individual taxpayer number
The individual taxpayer number (TIN) can be obtained from any local tax office. The existence of such a number, opening an account in a Turkish bank, opening a company, etc. For property purchase is a prerequisite.

3. Opening a bank account
A bank account may be opened on behalf of the buyer in any Turkish bank. This will simplify the procedure for transferring the amount of money to be paid for the selected property. Opening a bank account will also provide significant benefits:
• To shorten as much as possible the currency exchange during a trip in Turkey, it is possible to lose a lot of difference in rates;
• You can make significant savings by paying for goods and services through a Turkish corporate card. This is significantly more useful than paying by a foreigner card;
• Ability to perform other operations.
An account in a Turkish bank can be opened in different currencies: EURO, USD or Turkish Lira. You can open all three currency accounts at the same time.

4. Notarized "power of attorney" registration (upon customer's request)
Each property buyer has the opportunity to entrust a real estate agent to his / her name (for example, the submission of documents, payment of invoices, etc.) to do the administration of all cases. In addition, a "power of attorney" may be given to another person marked as the representative of the recipient. This "power of attorney" must be notarized.

5. Permits from state organs
A formal request was made for the transfer of ownership of the property. The facility is served to the state registration room of the district where the facility is located. This is done to verify that the purchased object is not in the military zone and is not used for its needs.

6. Transfer of ownership to ownership
After obtaining all the necessary permits granted by the state institutions, the transfer of the property from the seller to the buyer is done directly at the Department of State Registry.
